The Challenge

The home needed to work harder. The clients were mid-renovation and wanted every inch of the house to serve a purpose — room for guests, a space to entertain, and modern amenities that matched the updated main floor. But the basement came with its own set of problems.


Like many older properties in the Arlington area, this one had accumulated years of moisture issues. High humidity, slightly bowing foundation walls, and the structural concerns that come with them required professional attention before any finishing work could begin. On top of that, the original space was dark, poorly ventilated, and didn't meet current building code for legal bedrooms or secondary exits. Short version: it wasn't livable. Not yet.

What We Did

  • Waterproofing First. Before framing a single wall, we installed a full perimeter interior drainage system, a heavy-duty sump pump, and an industrial-grade dehumidifier. A finished basement is only as good as the waterproofing behind the drywall — so we did it right.
  • Structural Stabilization. Two foundation walls were reinforced using heavy-duty steel columns to correct the bowing and protect the long-term integrity of the home. This isn't cosmetic work. It's the kind of fix that adds decades to a home's structural life.
  • Utility and Layout Planning. Once the structure was solid and dry, we framed the full layout and completed all rough-ins for a new laundry room, a full guest bathroom, and a designer wet bar.
  • Egress and Accessibility. We excavated and installed code-compliant egress windows in the bedroom and created a new walk-out entrance for direct backyard access. Two ways in and out — for both safety and livability.
  • Premium Interior Finishing. Drywall, recessed LED lighting throughout, and high-end flooring were installed to create a clean, modern aesthetic that flows naturally from the main floor above.

Permits and Code Compliance

In Arlington County, pulling permits isn't optional — and honestly, it shouldn't be. Building to code is what protects your family and preserves your home's resale value. We managed the entire permitting process for this basement renovation from start to finish.


The project moved through a series of phased inspections. 

  • Rough-in inspections covered structural framing, electrical, and plumbing before any walls were closed. 
  • Insulation and energy code compliance were verified in every wall cavity (comfortable living year-round, and lower utility bills as a result). 
  • The final inspection confirmed that every element — egress windows, smoke detectors, bathroom fixtures, the works — met Arlington County's safety standards.

No corners cut. No inspection skipped.

The Finished Space

What was once a dark, unfinished storage area is now a fully functioning "second home" below the main floor. The final layout features an open-concept entertainment zone anchored by a sleek wet bar. Adjacent to it: a private guest bedroom with natural light from the new egress windows, a full bathroom, and a dedicated laundry suite. The walk-out entrance opens directly to the backyard, making the space as practical as it is comfortable.
