Walk through the front door of this Arlington home and you feel it immediately: light, space, and a floor plan that finally works. This open-concept kitchen remodel was one piece of a larger full home remodeling project — a top-to-bottom renovation that gave this Arlington family an entirely new way to live in their house. What began as a kitchen remodeling project quickly evolved into a full first-floor reinvention, a kitchen renovation that eliminated walls, upgraded infrastructure, and connected cooking, dining, and living into one cohesive space. The result is a kitchen makeover that's both functional and genuinely impressive.
The Challenge: A Floor Plan That Was Working Against the Family
This home had the bones. What it lacked was flow. The original layout was a series of closed-off rooms that felt choppy and dim, and the kitchen sat at the center of the problem.
- Isolated kitchen. The cook was cut off from the rest of the family, and hosting any kind of gathering simply wasn't realistic in that space.
- Load-bearing wall. A structural partition ran directly between the kitchen and living area. Removing it safely required proper engineering — not a job for shortcuts.
- Undersized utilities. The existing electrical and plumbing systems couldn't support professional-grade appliances or a high-CFM range hood. Everything needed to be brought up to capacity.
- No natural light. Heavy interior walls trapped darkness in the center of the home. Even on bright Northern Virginia afternoons, the space felt dim and closed in.
What We Did: Scope of Work
- Load-bearing wall removal. Two interior walls came down, including the central structural partition. We engineered and installed recessed beams to carry the second-story load, keeping the ceiling flush and seamless across the entire level.
- Wide-plank hardwood flooring. Light oak floors run throughout the whole level, creating a warm, continuous foundation that visually connects the kitchen, dining, and living areas.
- Custom cabinetry and island. Light-gray Shaker-style cabinets pair with a large center island topped in waterfall quartz — the stone wraps down the sides to the floor for a clean, contemporary finish.
- Utility upgrades. We ran heavy-gauge wiring for professional appliances, installed a high-CFM ventilation system above the range, and fully rerouted plumbing to the new sink and dishwasher locations.
- Wet bar. In the dining area, we built a dedicated wet bar with a wine cooler, hexagonal tile backsplash, and open shelving that carries the kitchen's aesthetic throughout the space.
- Lighting and accent wall. Lighting was upgraded to a three-tier system: recessed LEDs, black-and-gold pendants over the island, and a starburst chandelier in the dining zone. A dark geometric accent wall near the staircase adds depth and contrast against the white cabinetry and natural wood tones.
Permits and Code Compliance
Structural work in Arlington County requires permits, inspections, and engineers. We managed the entire permitting process from start to finish. Every phase of this project, from demolition and beam installation through electrical and plumbing trim-out, was inspected and approved by Arlington County. That's not just good practice; it protects the homeowner's investment and keeps the home insurable and sellable.
The Final Result
This Arlington family now has a home that works the way they live. Morning coffee at the waterfall island, a dinner party for twenty, or a quiet evening with the kids — the space handles all of it without feeling crowded or forced. As part of their full home remodeling plan, this first-floor overhaul set the tone for every room that followed: dove-gray cabinetry, warm wood floors, gold accents, and natural light doing the work it was never able to do before. Clean. Functional. Built to last.
