Whole Home Remodeling with 2nd Story Addition in Arlington, VA, 1st st – Project #61

What do you do when your home no longer fits your life? For this Arlington, VA homeowner, the answer was bold: don't just renovate, transform. This whole home remodeling and home addition project turned a dated single-story brick ranch into a spacious, modern three-level residence, nearly tripling the livable square footage by adding a brand-new second floor and converting an unfinished basement into premium living space. Every inch of the home was touched, from a dramatic new facade and a complete interior redesign on the main level to an entirely new second floor built from the ground up.

The Challenge: What the Homeowner Needed to Solve

Before we broke ground, we spent time understanding exactly what wasn't working. The home had good bones (solid brick construction, a decent lot in Arlington), but the layout and size were holding the family back. Here's what we were working with:

  • Not enough space: The original single-story ranch couldn't accommodate the family's needs. They wanted more bedrooms, more bathrooms, a dedicated home office, and room for guests, without leaving the neighborhood they loved.
  • A closed-off, outdated floor plan: The main level felt chopped up. The kitchen was isolated from the living and dining areas, and the overall layout didn't reflect how the family actually used their home day to day.
  • An unfinished, unusable basement: The basement was raw, damp, and completely wasted space. With proper waterproofing and finishing, it had real potential as a recreation area, guest suite, or extended living space.
  • Curb appeal that didn't match their vision: The exterior was plain and dated. The homeowners wanted a facade that reflected the scale of investment they were making inside.
  • No connection to the backyard: There was no deck, no covered outdoor space, and no easy way to enjoy the backyard. They wanted a real indoor-outdoor living experience.

Scope of Work: What NextDay Remodeling Delivered

This was a full three-level project. Here's a breakdown of everything we built.

2nd Story Addition (approximately 1,000 sq ft)

We designed and constructed a complete 2nd floor from scratch. The second story addition includes two bedrooms with generous closets and large windows, a dedicated home office with its own closet, and two full bathrooms. The master bath features a large walk-in shower with floor-to-ceiling marble tile, a matte black rain head and hand shower combo, and a custom wood vanity with integrated storage. The second upstairs bathroom has a double vanity in warm walnut tones, a quartz countertop, a glass-enclosed shower, and framed mirrors with designer sconce lighting. Wide-plank light oak engineered hardwood runs throughout the entire floor. The hallway connects it all cleanly, with recessed lighting and a modern horizontal metal railing at the staircase landing.


Main Level — Full Interior Redesign

The original floor plan was completely reworked. We reconfigured the space to accommodate a new staircase while opening up the living areas into a connected, flowing layout that works for modern family life.


The living room, positioned near the front entry, has a wood-burning fireplace with a clean black surround, recessed lighting, and a comfortable, connected feel. One bedroom and one full bathroom on this level serve guests or multigenerational living. That bathroom features a glass walk-in shower with marble tile and matte black fixtures. Light oak hardwood flooring runs throughout the entire main level, tying everything together.

The kitchen is the heart of the main floor. White shaker-style cabinetry with matte black hardware, quartz countertops, and a classic subway tile backsplash set the tone. The appliance package includes a gas range, French door refrigerator, and dishwasher (all LG stainless steel). A chimney-style range hood anchors the cooking zone, and a center island with a built-in microwave drawer and pendant lighting in brushed brass gives the kitchen its modern character. The island also provides casual seating, making it a natural gathering spot.
From the kitchen, the space flows into the dining area and out to the backyard through new double glass sliding doors. 

Exterior & Curb Appeal

The exterior transformation is just as striking as the interior work. New fiber cement siding in warm gray replaced the original brick-only facade. Stone veneer accents at the base add texture and visual weight. A new covered front entry with columns gives the home a proper architectural presence from the street. Fresh landscaping, a new concrete walkway, and updated exterior lighting complete the picture.

Rear Deck & Screened Porch

A large custom deck was built off the back of the home, with direct access from the dining room through the new double glass doors. Part of the deck is open for outdoor dining and lounging. The other section is fully enclosed as a screened porch, with insect screening on all sides, a cathedral-style roof with exposed dark-stained beams, and a ceiling fan. It functions as a proper outdoor room, comfortable from spring through fall and protected from bugs year-round.

Basement Finishing (approximately 1,000 sq ft)

The basement was completely unfinished before we started. We waterproofed the entire perimeter, replaced all mechanical systems (plumbing, electrical, HVAC), and built out a finished open-concept space that now functions as a proper extension of the home.


The wet bar area includes white shaker cabinets, a quartz countertop, an undermount sink with a matte black faucet, a built-in wine and beverage cooler, and floating wood shelves. A full bathroom rounds out the level, featuring a frameless glass walk-in shower with white subway tile, a built-in niche, mosaic tile flooring, and a light gray vanity with a quartz countertop and polished nickel fixtures. 


A walk-up exterior staircase provides an independent entrance and exit from the basement, a practical feature that gives the space genuine flexibility. We also installed a dedicated climate control system to manage humidity levels and prevent moisture-related issues long-term.

Permits & Code Compliance

A project of this scope requires full permitting and inspection at every phase. NextDay Remodeling managed the entire process with Arlington County from start to finish. All work was performed in accordance with the Virginia Uniform Statewide Building Code (USBC) and applicable Arlington County regulations. Structural framing, rough electrical, rough plumbing, insulation, and final inspections were all reviewed and signed off by licensed Arlington County building inspectors. Our clients didn't have to deal with a single permit or inspection scheduling call. That's part of the service.

The Result: What This Home Is Now

When the project was complete, the homeowners moved back into a home that was genuinely unrecognizable from what they'd left. Same address. Same neighborhood. A completely different house.

The finished home now offers three bedrooms, a dedicated home office, and four full bathrooms spread across three levels. The main floor has the open, connected feel of a new build. The basement is a fully functional living space with its own bathroom, wet bar, and private entrance. The second floor delivers the bedrooms and bathrooms the family had been waiting years for. Out back, a screened porch and open deck have turned a previously unused yard into a real part of their daily life.


Total new or transformed living space: approximately 2,000 square feet. Built properly, permitted correctly, and finished to a standard that holds up.
