Basement Finishing in Alexandria, VA

When we took on this basement finishing project in Alexandria, VA, the homeowners had basically written off their lower level as a storage dump. What we handed back to them was a clean, livable space that feels like a natural extension of the house - not an afterthought. The photo and video shows exactly where we ended up: grey-tone LVP flooring, recessed lighting, a modern open staircase with black metal balusters, a proper full bathroom, and a louvered closet door hiding the mechanical equipment.

Getting there, though, required fixing some serious problems first.

What We Were Working With

Old Alexandria basements carry a lot of baggage. This one was no exception. The cinder block walls had a history of water intrusion - you could smell it the moment you walked down the stairs. One of the foundation walls had started bowing inward, which is the kind of thing that stops all interior work until it's handled. The "bathroom" was a single toilet on a bare concrete slab with no walls, no drain configuration for a proper setup, nothing. And the walkout area was framed by retaining walls that were slowly losing the battle with gravity.

The Work

We approached this as a basement remodeling job that had to be built right from the ground up (literally). Here's what the scope looked like:

  • The waterproofing came first. We ran a full perimeter interior drain tile system tied into a high-capacity sump pump. No shortcuts on that - NOVA gets serious rain, and a finished basement is only worth what its waterproofing is worth.
  • Then we dealt with the foundation wall. Steel I-beams, properly anchored, stopping any further movement. That's not optional work - that's the foundation for everything else.
  • Underground plumbing was next. We excavated and replaced the old sewage lines to support a real full bathroom and a dedicated laundry hookup. The bathroom you can see in the photo has a proper vanity, toilet, shower and enough space to actually use it.
  • On the exterior, we demolished the old retaining walls and poured new reinforced concrete. We also cut in a large egress window with a deep well - that's both a code requirement for a legal bedroom/living space and the reason the basement now gets actual daylight.
  • Once the structural and mechanical work was squared away, we reframed the walls, packed them with high-R-value insulation, and hung drywall. The LVP flooring went down across the whole space. It's a practical choice for below-grade rooms because it handles moisture fluctuations without buckling. The staircase got a full makeover too: new treads and a custom railing with black steel balusters that tie into the modern feel of the space.

The Result

This basement renovation added real square footage to the home in the most usable sense — a guest suite, a laundry room, and a structurally sound foundation that wasn't going to keep getting worse. The crisp white trim, recessed LED lighting, and louvered mechanical closet aren't just cosmetic choices, they're what makes the space feel finished rather than finished enough.
