Custom Home Remodeling in Alexandria, VA, N Naylor St – Project #36

Some projects are a kitchen refresh. Some are a bathroom update. This one was neither. When the homeowners came to NextDay Remodeling, they didn't just want new finishes — they needed a full home remodel. What followed was a transformation on every level, quite literally: a custom rear addition that expanded the home's footprint, a fully finished basement suite carved out of an unusable lower level, new and enlarged bathrooms added throughout, a complete first-floor reconfiguration into an open-concept living space, and a top-to-bottom interior renovation that left no surface untouched.

The outcome is a 5-bedroom, 3-bathroom home with 2,200 square feet of living space that performs and looks completely new. This is what a real whole home renovation looks like when it's done right. Browse the photo gallery and see the work for yourself.

The Scope of Work

This project covered far more ground than a standard remodel. Here is what was completed across the full home remodeling scope:

  • Rear home addition on a new concrete foundation
  • Load-bearing wall removal with engineered LVL beam installation
  • New windows, exterior doors, siding, interior drywall, and trim throughout
  • Refinished hardwood floors across the entire main level
  • Recessed LED lighting installed in every room
  • Fully finished basement with waterproofing, egress, walkout and a complete living suite
  • Master bathroom expansion and new guest bathroom added on the main floor
  • Completely new kitchen relocated into the new addition
  • New 200-amp electrical panel with completely new wiring throughout the home
  • Full plumbing replacement including all supply and drain lines

The Home Addition

Home Addition in Alexandria, VA - Project #67 (Photo 8)

The homeowners needed more bathroom space on the main floor and a kitchen that could actually support a modern household. Neither goal was achievable within the original footprint without sacrificing something else. The only viable path forward was to expand the home itself.

NextDay Remodeling designed and built a 10 by 20 foot rear home addition on a full concrete foundation. The foundation was engineered to serve a second purpose as well, functioning as a structural retaining wall for the new basement walk-out that was being built at the same time. This approach reduced cost and improved structural efficiency across both scopes of work.

Connecting the new addition to the existing structure required a precision saw-cut through the original exterior brick wall, followed by professional shoring and the installation of a wide LVL beam to carry the load across a 9-foot opening. The result is a transition so clean and flush that nothing in the finished space gives away where the original home ends and the new construction begins.

The Kitchen

The original kitchen was boxed in, cut off from the rest of the first floor, and too small to function well for a family. Moving it into the new addition was the centerpiece of this kitchen remodeling portion of the project, solving the space problem and making something better possible: a fully open first floor where the kitchen, dining area, and living room exist as one connected space.

To achieve that connection, the load-bearing wall between the kitchen and living room was removed. A structural engineer specified the beam, the city issued the permit, and an inspector verified the installation before walls were closed. The open-concept layout that resulted is exactly what the homeowners had been working toward.

The kitchen itself was built with the following finishes and features:

  • White Shaker-style cabinetry with 42-inch uppers and soft-close hardware throughout
  • Matte black pulls and handles on all cabinets and drawers
  • White quartz countertops with soft grey veining
  • Glass mosaic tile backsplash covering the full working wall
  • Shiplap accent wall with custom wood shelving supported by black industrial pipe brackets
  • Undercabinet lighting and a built-in wine refrigerator
  • Sliding glass doors with access to the new Trex deck and rear yard
  • Full Whirlpool appliance suite including gas range, built-in dishwasher, and refrigerator

Solid hardwood flooring in a warm natural oak finish was installed continuously across the kitchen, dining, and living areas. Running the same material through the entire open space was an intentional design decision that makes the square footage feel larger and ties the three zones together visually.

The Bathrooms

The master bathroom remodel on the main level involved gutting the original space and rebuilding it larger, featuring a professional bathroom tub to shower conversion that replaced the old bathtub with a spacious walk-in shower. Large-format grey tile covers the floor and the shower walls. The vanity is a double unit with an LED-backlit mirror, and the shower features a frameless glass enclosure. Every element, including the matte black hardware, was selected to create a spa-like finish that holds up to daily use.

A new guest bathroom was added to the main level as part of the same scope of work, giving the home a full two-bathroom layout on the primary living floor. In the basement, a third full bathroom was built from scratch to serve the lower-level suite, with all new plumbing that was permitted and inspected through the city.

The Basement

The basement presented two major challenges before any basement finishing work could begin. The first was water. The space had a long history of moisture intrusion and humidity that made it unsafe for living or storage. The second was access. There were no proper egress points for the bedrooms and no direct exit to the rear yard.

Both problems were resolved before framing began. To ensure a permanently dry space, a comprehensive basement waterproofing system was installed, including a full interior perimeter drainage line paired with a high-capacity sump pump and a commercial-grade dehumidifier. For the egress, we cut through the foundation in two locations to install IRC-compliant egress windows for the bedrooms, and cut a third opening for the new basement walk-out entrance to the backyard.

The finished basement now includes:

  • Two legal bedrooms with proper egress windows
  • A full ensuite bathroom with all-new plumbing
  • A dedicated laundry room
  • A wet bar with white Shaker cabinetry and butcher-block countertops
  • Moisture-resistant Luxury Vinyl Plank flooring throughout
  • Recessed LED lighting across the entire lower level

Code Compliance and Permit Management

NextDay Remodeling served as the general contractor on this project and took full ownership of the permitting and inspection process with the City of Alexandria. Before any structural work, utility work, or foundation cuts began, the appropriate permits were pulled. Every milestone was reviewed and signed off by a municipal inspector before the next phase of work started.

This included permits and inspections for the structural beam installation, the rear addition foundation, egress window cuts, all new electrical circuits, plumbing rough-in and final, and the basement framing. All work was performed in strict compliance with City of Alexandria building codes and Virginia residential construction standards.

For homeowners, this is not a small detail. It means the work was independently verified by a third party at every critical stage. It means the finished home carries no liability from unpermitted construction. And it means every square foot of new living space adds real, appraised value to the property. When NextDay Remodeling completes a project, the documentation is just as solid as the construction itself.
