Master Bath Remodel in Arlington, VA, 11th St – Project #46

This 11th Street project in Arlington, VA turned a dark, closed-off master bath into a high-end retreat. We focused on a modern farmhouse aesthetic combined with functional luxury. This bathroom remodel was part of a larger whole-home remodeling project - it prioritized an open-concept layout and clean finishes. We pulled down the interior walls. This change let natural light fill the room and created a smooth path between the vanity and the bathing area. You can see the results of these structural changes in the gallery below.

The Challenge

Older Arlington homes often have fragmented floor plans. This master bath was no exception. A thick partition wall sat between the shower and the tub. It made both areas feel dark and tight.

  • Layout Constraints: The clients wanted a bright space but had to work around fixed plumbing stacks and load-bearing points.
  • Structural Integrity: Demolition showed us a few problems. We found uneven subflooring and old galvanized pipes that needed immediate replacement.
  • Modernization: The homeowners wanted high-performance ventilation and radiant heat. These features help with the cold drafts common in Northern Virginia’s winter months.

What We Did (Scope of Work)

Our crew took the room down to the studs. This gave us a solid starting point for the new design.

  • Structural Reconfiguration: We removed the masonry wall between the tub and shower. This created a "wet zone" layout.
  • Floor Preparation: We leveled the subfloor and put in a Ditra-Heat electric system (this keeps the tile warm year-round).
  • Tile and Masonry: We laid 12x24 matte gray porcelain on the floor. For the shower walls, we chose oversized white marble-patterned porcelain, which creates a clean look.
  • Custom Frameless Shower: The custom shower uses heavy frameless glass and matte black hardware. We built a recessed niche with black trim for storage.
  • Vanity Installation: A 72-inch double vanity in light oak provides plenty of storage. It has a white quartz top and dual undermount sinks.
  • Luxury Fixtures: We installed a freestanding soaking tub and a ceiling rain shower head.

Permits and Code Compliance

We handled all Arlington County permits. Every step followed Northern Virginia building codes. Our team managed the plumbing and electrical inspections before any tile was set. We installed high-CFM fans, which meet current moisture control standards.

The Final Result

The finished master bath shows off a clean style. The light oak vanity looks great against the bold matte black fixtures - it creates a spa-like feel. Replacing the walls with glass opened up the entire room. The result is a waterproof, energy-efficient space. It adds value to the home and gives the owners a private place to relax.
