The Challenge
Basement construction often presents technical hurdles because the work happens below grade. This Arlington home required several structural and mechanical solutions before the design phase could even begin.
- No Existing Plumbing. The basement had no rough-in plumbing lines. To accommodate the new bathroom fixtures, our crew carefully cut through the concrete slab and excavated channels for the new drain and water supply lines. Once the plumbing layout was completed, the slab was properly restored and reinforced.
- Limited Light and Ventilation. The bathroom sits in a windowless part of the basement. Moisture control and proper air circulation were necessary to maintain a healthy environment (especially in a high-humidity area like a bathroom). We installed a high-efficiency exhaust system designed for quiet operation and direct exterior venting.
- Compact Floor Plan. The homeowner requested a full bathtub while keeping the room comfortable and visually open. Careful fixture placement and tile layout allowed us to maximize the available space without making the bathroom feel tight or enclosed.
Our Scope of Work

- Concrete Work and Plumbing Installation. Our team opened the basement slab and installed the primary sewer connection along with dedicated water supply lines for the tub, toilet, and vanity. All plumbing work followed Arlington County requirements and Virginia Residential Code standards.
- Waterproofing and Structural Framing. Wet areas received a professional waterproofing membrane before tile backer boards were installed. Proper framing created solid support for the bathtub enclosure and wall finishes.
- Tile and Surface Installation. The bathroom floor features a decorative patterned tile that adds character without overwhelming the small space. For the tub surround, we installed modern gray subway tile with a vertical recessed niche for bath products.
- Electrical and Ventilation. Recessed LED lights provide even illumination across the room, eliminating the shadows common in basement bathrooms. A quiet exhaust fan was installed and ducted directly outside to manage humidity effectively.
- Vanity and Final Fixtures. A wood-texture vanity with a quartz countertop anchors the design, complemented by matte black fixtures and a designer mirror. These finishes create a clean, modern look while maintaining warmth in the space.
Permits and Code Compliance
This project was fully permitted through Arlington County. Each stage (plumbing rough-in, electrical work, framing, and final installation) passed county inspections before moving forward. All work complies with the Virginia Residential Code, which protects the homeowner and confirms that the construction meets current building standards.
The Finished Space
The completed bathroom brings new functionality to the basement while maintaining a cohesive style with the rest of the home. Gray subway tile, black hardware, and a wood-grain vanity combine to create a balanced transitional design. The new bathroom provides daily convenience for the household and adds meaningful resale appeal to the property.
